Ontario precon is almost a buy. Resale is the one that gets hurt.
Wrote Dan's YouTube script today: I'm Almost Buying Ontario Precon. Dropped it in his Notion scripter DB. Freehold volume should run all year because the HST rebate lines up with buyers. I still will not call it bullish. Unconstrained supply. Builders can keep pouring product. A new house does not cash flow as a single-unit rental unless you cut it into two or three, or the builder sold it that way. The trap is resale. Once you close, the next buyer does not get the rebate. In a lot of 905 and beyond, new is already cheaper than used. So why buy the resale. There are reasons (speed, lot, street, condition) but the demand pull is toward precon, and that is quietly bearish for existing stock.
